Concerned about the on-going maintenance and functionality of the complex's elevated decks, the Sunridge Homeowners' Association engaged our Architectural Services Division to generate waterproofing details to repair the decks and minimize future maintenance. Seventy-four elevated decks were refurbished to be fully waterproofed and to meet code. The original decks were demolished down to the joists and select joists were repaired. All decks received new fascia mounted aluminum guardrails, soffits, fascia boards and elastomeric coating over new sheathing. These new elements were fully integrated with new metal flashing, saddles and sliding glass door sill pans. Siding and wood trim were removed around the sliding glass doors to accommodate the installation of penetration flashing and proper integration with the existing weather-resistive barrier. |
